Why everyone keeps coming back.

San San Tea House is a delightful bubble tea store nestled in the heart of San Leandro, CA, that takes your boba experience to a whole new level. This charming spot offers an extensive menu that showcases a harmonious blend of fresh fruits, creamy cheese caps, and luscious smoothies—each crafted with thoughtful attention to quality and flavor.

The Fresh Fruit Cheese Cap Series is a standout, featuring options like the rich and tangy Strawberry Cheese Cap and the tropical Mango Cheese Cap, both priced just above $8. The Cheese Cap adds a velvety, slightly savory layer that perfectly balances the fruity sweetness beneath, creating a uniquely addictive sip every time. If you’re craving something a bit lighter but equally refreshing, the Fruit Tea Series shines with vibrant choices such as the San San Signature, Peach Orange, and Lychee Lemon. Each cup bursts with real fruit essence and a crisp, smooth tea base that feels incredibly fresh and clean on the palate.

For smoothie lovers, San San Tea House delivers creamy, ice-blended dreams with options like the Mango, Peach, and Avocado Smoothies—all priced around $7.25. The textures are silky and perfectly chilled, making them the ideal treat on a warm day or when you simply want to indulge in something both nourishing and decadent.

What truly elevates San San Tea House is the authentic, warm atmosphere and exceptional customer service. According to Lisa Long, guests appreciate the ability to customize the sweetness, and the outdoor seating offers a welcoming place to relax and enjoy their drinks. Kelechi Hong praises the caramelized tapioca pearls, noting their rich flavor and the expertly brewed, unwatered-down teas. Alice Hou’s experience highlights the flavorful Brown Sugar Boba Fresh Milk and Hokkaido milk tea, both embodying the perfect balance of sweetness and robust tea notes.

The cozy interior, complemented by a few outdoor tables, makes it a perfect stop whether you’re meeting friends or grabbing a quick, satisfying refreshment on your own. The friendly and attentive staff go above and beyond to ensure you understand every menu option, making recommendations that suit your personal taste. Many, like Meji, find themselves returning repeatedly—drawn by the consistent quality, fair pricing, and the comforting warmth of drinks served at just the right temperature.

San San Tea House isn’t just a bubble tea store; it’s a community favorite where passion for tea meets authentic flavors and genuine hospitality. If you’re in San Leandro and craving a refreshing, expertly crafted drink that feels like a little celebration in a cup, this is the place to go.

Great place for drinks. The smoothies and coffee are so good and their tapioca balls have caramelized flavor which taste amazing. I think they changed how they make their tea because the tea was nice and flavorful, yet smooth, last time I went. Not watered down at all. The service is great! They go above and beyond to make sure you understand the menu, answer questions and make recommendations based on your needs. Friendly staff. Place is good for to go as there are only enough seats to wait, not really to sit and stay. Definitely worth trying.

We were craving some boba milk tea and found this spot! We tried the Brown Sugar Boba Fresh Milk and the Hokkaido milk tea. Both were delicious, the tea was flavorful, and there was a slight sweetness of baba, which was great! Highly recommended!

Very friendly and quick service Just got the Hokkaido hot drink and the temperature was perfect, you're able to drink it straight away without having to worry about burning yourself! Price is very good for what you get compared to other milk tea shops. I will always come back to this place when my boba cravings hit!

the tea is flavorful, and the boba is just the right texture & sweetness! i wish they had jasmine milk tea, but the jasmine green tea w/ cheese cap is DELICIOUS. the fruit teas are much sweeter than milk teas, so i recommend getting 50% or less sugar for fruit tea and 75% or more for milk tea. the boba croissant is a lovely indulgence. buttery, sweet, perfect for sharing. almond panna cotta is a must try! the cappuccino cashews really do taste like sweet coffee. they’re a great snack to pack for a long trip!

Tonight was my first visit to San San as it is near my work and I needed a pick-me-up before my shift. I was greeted by the friendliest man at the counter. I ordered the passionfruit tea with boba and aloe, half sugar and partial ice. He explained that they use less sugar in general and to try the tea to be sure I liked the sweetness. I’m pleased to report that it is perfect and exactly what I wanted. The boba is also delightfully sweet and chewy. I’m so glad to know this shop is right by my work! Stop in, you will love it too!
